Information for Tenants

 

APPLICATIONS

In order to apply to rent one of our listed properties, you will need to fill out a REIWA application form – you can download this application form from the link below or collect one from our office.

When making an application to rent a property, it is important to remember that the Owner of the property is attempting to locate the most suitable tenant; that is a tenant who pays the rent on time and takes good care of the property. To enable the Owner to determine their opinion, we require you to fill out this application form to show some background information about you.

The application form will ask you for details of any previous rental history and references, for example; from your previous Property Manager, your employer or teacher.

When you submit your completed application form, we will also require you to provide us with 100 points of Identification including 2 pieces of photo ID – please contact our office for a list of suitable forms of Identification. If the application is in a business or a company name, we will also need your ABN.

RESIDENTIAL TENANCY AGREEMENT

If your application is successful, congratulations! We will prepare you a Residential Tenancy Agreement. Make sure you read through this document and understand what you are agreeing.

You will be given an ‘Information for Tenant Form’ and a ‘Bond Lodgement Form’.

If you do not understand information provided in these forms, it is important that you ask us prior to signing the forms.

 

UPFRONT COSTS

Before the Tenancy Commencement Date, you will be required to pay a Bond equivalent to 4 weeks rent.

If a pet is to be permitted at the premises then a Pet bond of $260 is required. A Pet Bond is to be used to meet costs of fumigation of the premises.

You will also be required to pay 2 weeks rent in advance.

We will lodge your Bond payment and the Bond Lodgement Form with the Bond Administrator at the Department of Commerce who will post you a ‘Record of Payment of Security Bond’ once it is processed.

Once all forms are signed and your initial payments are made, you will receive the keys to your new home!

 

PROPERTY CONDITION REPORT

You will receive 2 copies of a Property Condition Report with accompanying Photos and Inventory Report (if property is furnished) from us within 7 days of the Lease Commencement Date. You will have 7 days to record any additions or amendments to this report return the signed report to Province Property office.

The Property Condition Report is an important piece of evidence that is used to carry out your final Bond inspection so please take your time to complete this form accurately.

Any amendments or additions to this report must be listed in writing and a signed copy returned to Province Property within SEVEN (7) days of receiving same. Failure to do this will result in the bond inspection being carried out against this original report.

ROUTINE INSPECTIONS

Routine inspections are conducted 6 weeks after you move into the property and every 3 months thereafter. You will be given between 7 and 14 days notice of the scheduled inspection and we welcome you there to discuss any concerns you may have regarding the property or you may contact us prior to the inspection to discuss any issues.

 

MAINTENANCE REQUEST

All maintenance requests need to be in writing. When you send us through an email make sure you include your full name, contact number and a detailed description of what the maintenance problem is. All reports of maintenance requirements will be attended to as soon as practicable and we will advise you by email and phone when the maintenance will be carried out so we can arrange access to the premises for the purpose of carrying out repairs and maintenance

URGENT REPAIRS

Urgent repairs fall into two categories: essential services and other urgent repairs.

Essential services include repairs to a burst water service, gas leaks, broken hot water system, sewerage leaks or dangerous electrical faults.  Other urgent repairs are those that are not an essential service, but might cause damage to the premises, injure a person or cause undue hardship or inconvenience to the tenant/s.

END OF TENANCY

You will need to advise us whether you would like to renew your lease or vacate the property. If you decide to vacate the property, you will need to advise us in writing. We will then arrange the Final Bond Inspection date with you.
